Why warm-climate housing is so exposed

In Texas, Arizona, Florida, and across the South, supply lines are commonly run through unconditioned attics because there is no reason not to when the design assumption is that it never freezes. Slab-on-grade construction leaves no basement, so the attic is the natural path.

When a genuine hard freeze arrives, every one of those attic runs is exposed simultaneously across an entire metro area. The failures are not spread across a season; they arrive within the same 48 hours, which overwhelms every plumber in the region at once.

What this means if you live somewhere that rarely freezes

The highest-return preventive work in a warm state is insulating attic and exterior-wall supply runs, which is inexpensive and rarely done. Beyond that, the cold-snap measures matter more here than in the North precisely because the housing has less margin: drip vulnerable fixtures, open cabinet doors on exterior walls, keep the thermostat steady, and disconnect hoses.

And know your shutoff. In a regional freeze event, dispatch times run to days rather than hours, because every plumber in the state is already committed.

It reduces it substantially. PEX expands as water freezes and often survives a freeze that would split copper, which is a real advantage. It is not freeze-proof: a sustained hard freeze in a closed system can still cause failure, usually at a fitting. Treat it as margin rather than immunity.

Is insulating attic pipes worth it in a warm state?

It is one of the best value preventive measures available there, precisely because attic runs are the signature vulnerability and almost nobody insulates them. The material cost is trivial relative to a single burst pipe claim.
